General design is a complex of various areas and all sections of design, each of which plays an important role. This stage is one of the fundamental ones.
Working with several different companies, each of which takes on a separate area of responsibility, is inconvenient and slow. The optimal solution is to have one qualified organization take on the general design.
The employees of the engineering company ProfInstall have experience in general design from the moment of receiving the initial data to the commissioning of the facility and are ready to take on the following tasks:
1. Initial data.
The initial data for design is a key element of the process, as obtaining the basic initial data marks the beginning of the “legitimization” of the construction project. Below is a basic list of initial data:
– Urban planning conditions and restrictions (it may be necessary to develop a detailed plan of the territory);
– Technical conditions for connection to utility networks;
– Engineering-geological and geodetic studies;
– Documents confirming ownership of the land plot;
– Documents confirming ownership of real estate (in case of its reconstruction);
2. Creating a project concept.
The initial and most important stage, during which the main characteristics of the future construction/reconstruction project are determined – area, number of floors, conceptual solutions, layout, appearance, and design.
3. Stage “Project documentation.”
The construction of any building requires permission from the relevant state authorities. It is issued on the basis of project documentation, which must be prepared competently and clearly. Our specialists will prepare project documents in accordance with the current requirements of Ukrainian legislation.
4. “Working documentation” stage.
All work must be accompanied by the relevant documentation. Key design decisions and building systems are subject to detailed development.
5. Project review.
Project documentation review is a set of measures to assess the compliance of project documentation with the requirements of technical regulations (building codes and rules, state standards, urban planning regulations, etc.), including sanitary and epidemiological, environmental, and fire safety requirements, as well as the results of engineering surveys, and assessing the compliance of the results of engineering surveys with the requirements of technical regulations.
Project expertise is also an important stage in ensuring the safety of the future facility under construction. Expertise ensures that the project documentation provides for the operational safety, structural reliability and stability of the buildings and structures being created, high-quality architectural and design solutions, and the rational use of building materials, material, financial and energy resources. 6. Author supervision of construction.
Author supervision in construction involves verification without the use of control and measuring instruments and tools, i.e., it is carried out visually or based on documents. In practice, it may turn out that it is impossible or impractical to assess the fulfillment of certain project requirements without control and measuring instruments. In such cases, supervision is carried out in conjunction with instrumental control.
A construction or renovation project includes various components: architecture, planning, technological and engineering solutions, communications, and environmental protection. These components must be implemented as conceived and designed by the designer.
The purpose of author supervision in construction is to eliminate unjustified deviations from the requirements of the design, working, and estimate documentation. This is a guarantee that the construction project will be put into operation and its characteristics will correspond to the investment plan.
Author supervision is carried out in relation to: construction and installation works, the construction project, structural elements and systems, executive and estimate documentation, procurement documentation, materials, and equipment.
7. Commissioning.
Upon completion of construction, the owner or responsible person must prepare the necessary documents for commissioning the property. What is included in the package:
– Application;
– Passport and identification code of the owner;
– Technical passport (if available);
– Notification of the start of construction work;
– Power of attorney for commissioning the property (required when documents are being processed by a third party);
– Title document for the land.
